​​David has underwritten and closed over $1.3 billion in loan transactions secured by real estate. Loans ranged in size from $500,000 to $30,000,000. Funding sources include banks, credit unions, CMBS, hard money lenders, and insurance companies. David has underwritten loans secured by apartment communities, industrial facilities, office buildings, fast food restaurants, hotels & motels, mobile home parks, retail centers, self-storage facilities and single-family homes. Moreover, he's closed loans in the states of AL, CA, MA, NV, NY, OR and TX. ​David has advanced spreadsheet modeling skills and expertise forecasting real estate cash flow by analyzing lease agreements, operating statements, tax returns, and third-party reports. ​​David has FDIC clearance and has worked on bank takeovers, including the Signature Bank takeover where he worked in New York City estimating market rental rates and values, producing cash flow forecasts and risk grading loans secured by apartments within a $35 billion portfolio.

BANKING EMPLOYMENT - 2010 to 2023​​​

2022-2023: David worked as a banker and underwrote new loans secured by apartments and commercial real estate. He also managed a portfolio of existing loans and analyzed the cash flow of the collateral securing those loans. David welcomed the most complex assignments and was successful restructuring the bank's loan debt to an ultra-high-net-worth borrower, including designing a spreadsheet model to precisely update loan terms and global cash flow. David also drafted loan forbearance agreements and negotiated loan modification agreements for problem loans. 2016-2021: David was a senior commercial underwriter for a credit union and underwrote and closed 120 loans totaling $265 million secured by ​apartments, industrial & office buildings, motels, retail centers, fast food restaurants, mobile home parks, and self-storage facilities. In addition, David underwrote PPP loans during the Covid Pandemic. 2010 - 2015: David worked as a portfolio manager and underwriter for a large bank and was primarily responsible for the analysis of income producing and owner-user properties. He prepared loan reviews, problem loan reports, PD & LGD risk ratings, and notices of risk grade changes. He also prescreened loan requests, provided loan underwriting expertise to the bank's relationship managers, prepared LOI’s, credit write-ups, and closed over $60 million of new loans.
